MANUFACTURING
Possibly the most challenging projects in which Waystone have been involved have been in the manufacturing sector. Waystone’s multi disciplinary team enjoys the challenges of manufacturing projects, which often have bespoke needs. Delivery of a wide range of projects have been completed over time and across our sites, including manufacturers of innovative aggregate products, machine coating and processing, gear manufacture, a large plant machine service workshop, plastics extrusion processes & pharmaceuticals production and packaging.
DISTRIBUTION
Waystone has been involved in delivering a wide range of freehold turnkey and leasehold logistics projects across their sites, ranging from 10,000 sqft for a pallet haulier to 800,000 sqft for a fully automated distribution hub for a national retailer. We pride ourselves in providing bespoke solutions to end users specification offering a one stop shop for first time purchasers to a fast efficient solution for experienced multiple unit procurement teams.
OFFICES & HYBRID UNITS
Waystone have facilitated and delivered a range of office facilities over the years ranging from small individual freehold 5,000 sqft units for end user customers, to leasehold corporate HQ offices upto 40,000 sqft on their development sites at Barlborough Links and Glasshoughton sites. Current permissions at its Shipley, Unity and Clowne developments can offer a broad range of freehold and leasehold office packages tailored to meet customer requirements.
RESEARCH & DEVELOPMENT
In 2000 Waystone delivered a purpose built 22,000 sq. ft head office and a 24,000 sq. ft research and development facility for Vesuvius at the Barlborough site. The move to Barlborough merged several Vesuvius sites into a single location. Vesuvius, an international company manufacturing specialised refractory products for the steel industry worldwide is part of the Cookson Group. “Vesuvius, for which Waystone won a commendation in the “Projects of the Year Award”, sponsored by EMDA, joins such companies as Arnold Magnets on the 300 acre site.
HEALTHCARE
All of Waystone’s completed and present projects have delivered a range of health and care projects, the largest of which was a diagnostics treatment centre built by Waystone Limited at Barlborough Links. The DTC which replicated a private hospital for the treatment of replacement knees and hips, provides a complete service to the NHS. Facilities comprise three major operating theatres and one minor operating theatre, radiology, MRI scanning, fully medically serviced in patient wards, HDU beds, aftercare/physio and consultant facilities. More recently a 66 bed care home is currently under construction at our Shipley site scheduled to complete 2025.
LEISURE & HOSPITALITY
Many of Waystone’s sites have a leisure element from sports provisions such as a golf course, driving range and sports pitches at our Barlborough Site, to active green spaces, both formal and informal across all of our sites. The Leisure element of the master plan became a destination leisure attraction at our Glasshoughton development, where together with Capitol and Regional we delivered a leisure mountain known as Xscape. The development delivered an indoor ski slope, together with restaurants, retail units, climbing centre, cinemas, a bowling alley, virtual golf facility, gym, and skate park together with associated carparking and a spinoff modular hotel, which was also completed on the adjacent site. Looking forward, there are opportunities for further leisure across our Unity, Clowne and Shipley projects which not only offer good accessibility, but also offer a mixed-use setting and access to large populations within easy reach. Especially unique is Shipley, which is set within an 800 acre park.
RETAIL
There is always a place for retail in our mixed-use sites which always helps to make them more sustainable and provides an attractive setting for both employment and residential development alike. Waystone has delivered several retail developments over the years, either acting as developer or developer / contractor. Projects have ranged from a factory outlet of 250,000 sqft retail development, to a new ASDA supermarket, B&Q, several pubs, restaurants both national and local, car sales centres, local retail centres and a garden centre. New permissioned opportunities exist at our Shipley, Unity and Clowne developments.
EDUCATION & TRAINING
Many of our mixed-use sites require the delivery of education provision which Waystone continue to commit to. In addition to primary school provisions, community nursery provisions and private training facilities, Waystone has delivered a 125,000 sqft Skills Exchange at our Glasshoughton Site. The building is specifically designed to deliver training for 16–19-year-old students studying construction, vehicle maintenance, hair dressing and beautician treatments.
TRANSPORT, INFRASTRUCTURE & CIVIL ENGINEERING
The key to all of our large mixed-use sites is the framework which is delivered to support a sustainable development, which integrates with its setting and the communities which surround it. Waystone roots are in civil engineering and have delivered many roads and shaped many development plots over the years artfully reusing colliery spoils and other site won materials. Services, drainage infrastructure and transport hubs have also formed a significant part of these works. At Glasshoughton, a new bridge was constructed over the railway, a new Rail Halt Station delivered, and the former lagoons reclaimed for development. At Barlborough, a new by-pass and transfer sewer formed part of the works and at the Unity Project site won material has been used to re-engineer the land, a link road with a bridge over the railway, connecting the development to the settlements of Hatfield and Stainforth to Junction 5 of the M18, not to mention significant sustainable drainage structures and habitat relocation.
RESIDENTIAL
Waystone prepare engineering and infrastructure solutions to the residential sector and enable large sites to be delivered on a service plot basis. We are also happy to partner and deliver engineering services to the modular residential industry.
